We are looking for an experienced Construction Project-Growth Manager to manage residential renovation and property-improvement projects from evaluation through completion — while also helping grow the construction side of our business.

This is not just a superintendent role and not just a sales role. The right person can manage scope, budgets, schedules, subcontractors, quality, documentation, and client communication while also building relationships and identifying profitable new opportunities.

Downsize Allies helps seniors, families, executors, trustees, and homeowners navigate complicated home transitions. Swick Real Estate Group provides the real estate expertise behind many of those transitions.

We handle the house and everything else.

$65,000 - $85,000 per year with bonus

• Evaluate properties, create scopes of work, develop budgets, and review contractor estimates and bids.

• Manage project schedules, subcontractors, materials, change orders, quality control, and project closeout.

• Monitor job costs, budget variances, profitability, and project progress while maintaining accurate documentation.

• Communicate clearly with clients, contractors, vendors, and leadership and identify problems before they become costly.

• Build and maintain strong contractor, vendor, agent, investor, and referral relationships.

• Help generate new construction, rehab, Guaranteed Buy, and property-related opportunities; when project volume is lighter, shift focus toward estimating, vendor development, and business growth

• Proven experience managing residential construction, renovation, remodeling, restoration, or rehab projects.

• Strong understanding of residential building systems, construction sequencing, scopes of work, budgets, and job costing.

• Highly organized and detail-oriented, with the ability to manage multiple projects, deadlines, vendors, and priorities.

• Confident managing subcontractors, solving problems, addressing performance issues, and protecting project quality and profitability.

• Professional and outgoing communicator who is comfortable with homeowners, seniors, families, contractors, agents, investors, and professional referral partners.

• Estimating experience, rehab/investor experience, business-development ability, and established Dayton-area contractor relationships are strongly preferred.

Base Salary: $50,000–$55,000 , depending on experience.

Additional performance incentives are available for strong project execution, profitable work personally originated, approved acquisition opportunities, and construction-division growth.

Strong performers should have a path toward approximately $65,000–$85,000+ in total compensation .
